Contract Formation and Scope
- The Agreement: These terms, along with your written quotation, constitute the entire agreement between JLS Building Services Ltd (“the Company”) and the client (“the Customer”).
- Quotation Validity: All quotes are valid for 30 days. Acceptance must be in writing (email or text) to form a binding contract.
- Inclusions: Only the works, materials, and models explicitly listed in the quotation are included. Any deviations or extra requests will be treated as a “Variation” and invoiced separately.
Project Management and Planning
- Permissions: While the Company provides advice on planning and design, the Customer is ultimately responsible for obtaining all necessary planning permissions and building regulations approvals unless explicitly agreed otherwise in writing.
- Coordination: For larger projects like house extensions or loft conversions, the Company provides full project management, including the scheduling of internal trades and sourcing materials.
Payment Terms and Satisfaction Guarantee
- Deposits: A deposit (typically not exceeding 80% for smaller jobs) may be required to secure a start date and order materials. For deposits over £500, protection methods will be discussed.
- Final Payment: In line with Company policy, the final balance is only due when you are completely satisfied with the completed works.
- Staged Payments: Larger projects are invoiced in stages based on milestones reached. Failure to meet staged payments may result in a suspension of work.
Site Access and Preparation
- Access: The Customer must provide safe and unobstructed access to the property between 8:00 AM and 4:00 PM, Monday to Saturday.
- Utilities: The Customer shall provide access to water and electricity for the duration of the works at no cost to the Company.
- Safety: The Company complies with CDM 2015 regulations. The site must be kept free of unauthorized persons (including pets and children) for safety.
Guarantees and Quality Standards
- Workmanship: All services are performed with reasonable skill and care in accordance with industry standards.
- Decorating Guarantee: As a Dulux Select Decorator, all decorating work is backed by a two-year guarantee.
- Material Warranties: Where the Company supplies goods (e.g., boilers or windows), we will transfer the benefit of any manufacturer warranties to the Customer.
Cancellation and Termination
- Cooling-Off Period: Domestic customers may have a statutory right to cancel within 14 days of signing the contract.
- Company Termination: We reserve the right to terminate the contract if the Customer is in material breach of these terms or if the site becomes unsafe.
Complaints and Dispute Resolution
- Feedback: We pride ourselves on 100% customer satisfaction. Please inspect works immediately upon completion and report any issues within 5 days.
- Alternative Dispute Resolution (ADR): As a Trusted Trader, if we cannot resolve a complaint internally, you may refer the matter to the Dispute Resolution Ombudsman.
